Comprehensive Property Search: Hill Country Connection utilizes numerous MLS databases and a wide range of personal contacts in the Hill Country to connect busy professionals, families, retirees, and investors with ranches, acreage, and building sites in the Texas Hill Country. We do this so you don't have to randomly search the web for property or listing agents. Just click the "Property Search" button and fill out the form. A comprehensive search will be conducted. I will then e-mail property listings to you at no obligation.

Buyers Representation: We represent the buyer exclusively. My role as a buyers agent is to locate and show you the properties that fit your criteria; assist you in making an offer and negotiating with the seller; and, once the offer is accepted, making sure that all of the necessary paperwork is sent to the title company so that the transaction is complete. There is no cost to you the buyer. The byuers agent receives compensation in the form of a sales commission from the seller.

Expertise & Advice: We understand the complexities of locating and acquiring Hill Country land and ranch property. Issues of available water, well drilling, deed restrictions, conservation and agricultural tax exemptions, financing "raw" land, flood plains and other matters are all part of buying rural property.


The Process: What the Buyer Should Expect

When you request a custom search you will receive a number of listings that meet your criteria. Once we have narrowed down the ideal listings, the necessary appointments will be made so that you can walk the properties.

  1. If you plan to finance your property it is very important to get prequalified for a loan. This can be done quickly, at low cost, and no obligation. Prequalification helps you better understand the range of properties that fit comfortably within your budget; the types of loans that meet your needs; and allows us to make a solid offer as soon as you find the perfect property.
  2. At our first meeting you will receive a document called "Information About Brokerage Services (IABS)," which explains representation in general. We will then answer questions you may have about Buyer Representation and ask you to review a Buyer Representation Agreement form. If you have been pleased with our working relationship thus far and would like to "hire" (at no cost to you) me to locate and show you properties, act as your representative, and help you make your offer then it will be necessary to sign the Buyer Representation form (required by the Texas Association of Realtors).
  3. The buyers representation agreement merely stipulates a mutually agreed upon period of time (e.g., 5 days to 5 months) during which we are your agent. This guarantees the highest level of service for the buyer and also protects the agent from buyers who might take the listings found by one agent and buy the property using the services of another agent. In other words, it makes sure that the agent gets a commission paid (by the seller) for his or her work. The agreement also states the amount of commission paid (by the seller).
  4. Then, we visit properties. Please bring your boots!
